Parker deck rules

In Parker, even a small deck needs a permit.

The Town of Parker says it in plain words: permits are needed for all decks, no matter the height or size. A low step-down platform by the back door goes through the same town office as a tall deck over a walkout.

The town takes every building permit online, through its eTRAKiT portal. Its deck guide, last updated in March 2026, is based on the 2024 International Residential Code. It asks for a plot plan drawn to scale, post spacing, joist and beam spans, and a detail of how the deck bolts to the house. Its span tables are set for a 40-pound ground snow load, and it tells you to ask the town if your snow load runs higher. We draw all of that, file it, and book each inspection. Not sure your address is in the town? Some Parker mail goes to county land. Our Pinery deck page covers the county side, and our Parker page covers everything else we build here.

  • Plans drawn to the town's deck guide, with the scaled plot plan, spans, and ledger detail it asks for.
  • A ledger board with flashing tucked behind your siding, bolted the way the guide's tables call for, with the lateral tie from IRC Section R507.9.2.
  • Footing holes left open for the town inspector to see before a single bag of concrete goes in.
  • TimberTech or Deckorators composite boards, or cedar if you want real wood under your feet.

Ground, inspections, weather

Four things that shape every Parker deck.

What is under the ground, what the inspector checks, what falls from the sky, and what sits under the deck. Plan for all four and the build goes smoothly.

Clay that grows when wet

The Colorado Geological Survey has studied the swelling clay and claystone under newer streets in and near Parker. Wet clay of this kind can grow by up to a fifth. A post set too shallow rides up with it. We set piers below frost depth and shape the ground so rain and snowmelt run away from them.

Three town inspections

Parker checks a deck three times. First the footing holes, still open. Then the frame: posts, beams, joists, ledger, and bolts. Last, the final, once boards and rails are on. Each visit is booked in eTRAKiT for the next business day.

Summer hail

NOAA's storm lab says Colorado, Nebraska, and Wyoming usually get the most hailstorms in the country. That is why we steer Parker clients toward composite boards, and why a roof over part of the deck is worth talking about.

Windows below the deck

A deck off a walkout basement often sits right over a window well. The town wants the framed opening at least as big as the well, with doubled framing around it. A metal grate can cover it. Deck boards alone cannot.

Parker deck jobs we see a lot

Six kinds of Parker deck projects.

Every yard is its own job, but most Parker calls fit one of these. Here is how each one goes in this town.

Walkout decks over a window well

When the back of the house drops a full story, the deck often lands right over the basement window. We frame a clean opening around the well and cap it with a metal grate, so light gets in and the town signs off.

Lights and outlets on the deck

Step lights, a plug for the grill, a string of bistro lights. In Parker, any wiring on or in a deck needs its own electrical permit, with a rough and a final inspection. We plan it with the deck so nothing gets torn up later.

Replacing a deck that heaved

Some old decks we pull out have posts that rose with the clay, or a ledger that was never flashed. The new one goes in under today's town guide, on deeper piers, with the ledger sealed behind the siding.

Swapping hail-beaten boards

Soft wood boards dent and split after a few summer storms. Composite holds its looks longer. If the frame under it is still sound and to code, we may be able to keep it and just re-deck. We check before we quote.

A deck your HOA signs off on

If your street has an HOA, its design committee may want to see your plans, colors, and rail style before the town does. We put together the drawings and samples so you can send one clean packet.

Rail that keeps the view open

Cable and slim metal rail let you look past the deck, not through a row of thick posts. They still have to meet the town rule: no gap a 4-inch ball can pass through. We space and tension them to pass.

“We had them tear out our very old deck and build a new much bigger deck. They are VERY focused on quality builds! They started when they said they would and showed up every day exactly when they said they would. Our new deck is AWESOME! We love the Timber Tech product as well.”

Parker deck questions

Parker deck questions, answered.

Do I need a permit for a deck in Parker?
Yes, if your home is inside the Town of Parker. The town requires a permit for all decks, no matter the height or size. Permits are filed online in the town's eTRAKiT portal. You can also call the town permit counter at 303-841-1970 with your address to see if a permit was applied for and issued. We file it for you.
What inspections will the town do on my deck?
Three. The footing inspection happens with the holes still open, before concrete. The frame inspection checks the posts, beams, joists, ledger, and connections. The final comes after the boards, rails, and stairs are on. Each one is booked in eTRAKiT.
Can my deck go over a basement window well?
Yes. The Town of Parker wants the framed opening to be the same size as the window well or a bit bigger, with doubled framing around it. The cover has to let in light and air and still allow a way out, so a metal grate works. Deck boards alone do not.
Do deck lights or outlets need a separate permit?
In Parker, yes. Any electrical on or in a deck needs its own electrical permit, with a rough and a final inspection. We plan the wiring with the deck so it is ready when the inspector comes.
How do you build for Parker's clay?
The Colorado Geological Survey has mapped swelling clay and claystone under newer neighborhoods in and near Parker. Wet clay like that can grow by up to a fifth. We set piers below frost depth and grade the soil so water drains away from the deck.
Is my Parker address in the town or the county?
Not every Parker mailing address is in the town. The Pinery, for one, is unincorporated Douglas County, so the county issues that deck permit instead of the town. We check your address before we draw any plans.
