Built for the Divide
We've built on the acreage out toward Russellville, the wooded lots near Castlewood Canyon, and the horse properties along Highway 83 and Highway 86, and the ground out here doesn't forgive shortcuts. Franktown sits up around 6,200 feet on the Palmer Divide, on big, often treed and sloping lots, most of them on a well and septic. It gets more snow than Parker or Denver, and the wind up here is real.
Decks fail out here in the same few ways: the snow loads down a frame built for somewhere lower, a deck pulls loose on a sloped walkout lot, and a new deck gets set right on top of a septic line. We build so yours doesn't do any of those.

Most deck failures out here trace back to the snow, the rocky ground, or a skipped permit or septic line. We build for all of it.
You're up high, so the snow piles deeper than down in Parker or Denver, and the wind runs hard across the open acreage. We size the deck frame and posts to carry that snow, and engineer any cover or roof over the deck to hold a heavy snow load, so it doesn't sag or fail.
Franktown ground is a mix of clay, rock, and hard decomposed granite, and a lot of the lots are treed and sloped. We dig the footings down to solid ground at the size and spacing the county wants, so a wet spring or a slope can't make the deck shift.
A lot of Franktown homes sit in the ponderosa pines and gambel oak, so we build the deck with fire in mind, keeping a clear, safe space around the house and choosing materials that hold up better. Douglas County even helps pay to clear brush, and we can point you to that.
Franktown is unincorporated Douglas County, so your permit comes from the county (303-660-7497), not a town, and the plans must show the footings. Most homes are on a well and septic, we find and mark those first, then set the posts clear of every line.

After a few hundred Front Range builds, the requests from out here are predictable in the best way. Odds are yours is on this list, and we've already solved it.
Out toward Russellville and along Flintwood and Hilltop, the lots are measured in acres, the permit goes through Douglas County, and the decks are big, wrap-around, with a few separate areas, built to sit right among the pines and the rock.
Plenty of Franktown lots are sloped walkouts, where the main floor sits a full story above the yard. We build decks that step down, level by level, to the ground, not one tall deck you need a long flight of stairs to get off of.
The reason you bought acreage out here is the open land and the mountains beyond it. We use thin cable or metal railing so the railing almost disappears, and your view toward the Front Range and Castlewood Canyon stays open.
Nearly every Franktown home runs on a well and septic. Before we dig a single footing, we find and mark your well, tank, and leach field, so a new deck never lands on a line and you never have a problem down the road.
Folks call after a flimsy cover sagged under a heavy Palmer Divide snow. We build the deck and engineer a roof over it that holds the deep snow load out here, so you keep your shade in summer and a solid roof all winter.
A lot of the older decks out here are splitting, warping, and pulling loose from the house. We tear out the old one, seal the new one to the house the right way, and rebuild it bigger in low-maintenance composite that stands up to the snow and sun.
