What actually drives the price

• Utilities. Running a gas line, water, and power out to the kitchen is real work, and it's usually the biggest hidden cost. The farther from the house, the more it runs.
• A cover. A roof or pergola over the kitchen costs more, but in Colorado it's what lets you use it in the sun, hail, and snow instead of just a few nice weeks.
• Counters and finish. A basic stucco base with tile is affordable. Stone veneer and granite or concrete counters cost more and look built-in.

• Freeze-proof plumbing. If you add a sink, the water lines have to drain and shut off for winter so they don't freeze and burst. We set it up so you can winterize it in one step.
• A cover for hail and snow. We're in Hail Alley, and the sun up here is strong. A roof or pergola keeps the hail off your appliances and lets you cook in a snowstorm.
• Wind-smart layout. The wind runs hard out here, so we place the grill and any fire feature where the wind won't blow it out or push smoke back at you.
• Solid footings. Our clay swells and shifts, so the base gets set on footings or a proper pad, not just laid on the dirt.
