Picking a deck builder for a Larkspur home starts with a map question a lot of builders skip: is your lot inside the Town of Larkspur, or out in the county? We build decks here, so yes, we think we are a good pick. But here is what to check on any builder, plus the companies doing deck work around Larkspur.
What makes a good Larkspur deck builder
Five things separate a builder who knows this area from one who is guessing:
- They know which office gets your permit. The Town of Larkspur, incorporated in 1979, only permits lots inside its town limits. It works from the codes adopted in Ordinance 2022-11, with SAFEbuilt doing reviews and inspections. Perry Park and other county lots go to the Douglas County Building Division in Castle Rock. File with the wrong one and you start over.
- They size the frame for your elevation. The county snow table steps up at 6,000, 6,500 and 7,000 feet. Ask which load they used and what elevation they based it on.
- They know the wildfire code. On mapped parcels, the county limits what an open deck's walking surface can be made of. A good builder checks the state map before quoting boards.
- They plan around septic and wells. They should look up your septic permit and keep posts and machines off the soil treatment area.
- They show every cost on paper. A line-by-line estimate lets you compare bids on the same terms, board for board.

5 questions to ask before you sign
- Is my lot inside Larkspur town limits, and which office will you file the permit with?
- What snow load did you design for, and what elevation did you use?
- Is my parcel on the wildfire map, and do your boards meet that class?
- How will you find my septic tank and field and keep the deck off them?
- Can I see a line-by-line estimate and a few decks you've built nearby?
Quick questions, answered
Does every Larkspur deck go through Douglas County?
No. Lots inside the Town of Larkspur get permits from the town, and SAFEbuilt handles the reviews and inspections. Lots outside town, like Perry Park, go through Douglas County. The town posts a street list on its Building Department page to help you tell.
Why does my elevation matter for a deck?
Douglas County sets snow load by elevation, from 30 pounds per square foot under 6,000 feet up to 45 at 7,000 to 7,499. Perry Park is listed at an elevation of 6,493 feet, so two lots a short drive apart can land on different numbers. It matters most if you want a roof over the deck.
Wood or composite in a wildfire area?
Check the rule first. On mapped parcels, the county's wildfire code allows decking that is noncombustible, Class A, fire-retardant-treated wood or ignition-resistant, plus composite rated Class B or better. Ask your builder to show you the fire rating of the boards they quote.
