Most Highlands Ranch deck projects need two yeses: one from the HRCA's Architectural Review Committee and one from Douglas County. We build decks here, so yes, we think we're a strong pick. But you can hold any builder up to a few local rules. Here's how, plus the companies doing deck work in Highlands Ranch.
What makes a good Highlands Ranch deck builder
These are the things we would check if we were hiring for our own Highlands Ranch yard:
- They size the deck to the HRCA guide. Section 2.22 of the guidelines says a deck should be no more than about 25% of the open back yard, in proportion to the lot. A builder who knows that designs to it from day one. Our HRCA approval guide walks through the full review.
- They know where the easements run. The HRCA won't OK a deck over an easement without the easement holder's written permission, and the county puts finding utilities on the owner. Good builders check before they draw.
- Their plans match the county checklist. Douglas County wants caisson footing size and spacing, the ledger detail, and any egress window or window well under the deck. Ask to see a sample plan set.
- They plan for the ground. The Colorado Geological Survey tied much of the building damage in this part of Douglas County to soil and bedrock that swell when wet. Ask how they set footings for it, and how far below the frost line they go. The county minimum is 36 inches below finished grade.
- They show you every cost. A line-by-line estimate lets you line bids up side by side on the same terms.

Highlands Ranch deck FAQ
Do I need a permit for a deck in Highlands Ranch?
Plan on two approvals. The HRCA guidelines say ARC approval may be required for new and replacement decks, and Douglas County handles the building permit. The county suggests getting the HOA approval first.
How long does the HRCA review take?
Under Section 1.14 of the guidelines, the HRCA must act within 30 days after it has every item it asked for. A missing item can hold things up, so a complete submittal matters. Once approved, the work should be done within one year.
What if I want a cover over the deck later?
A solid cover is its own HRCA item. It needs a roof pitch of at least 3:12 and materials that match the house, and the county needs a permit for it too. If a cover is in your future, tell your builder now so the framing can plan for it.
